The process of Dual Identity Verification establishes trust between renters and landlords. As a landlord, I could reach lots of verified renters upon my identity being verified. In this regard, we have become familiar with LivRent and in particular with Leanne Cheng (2 listings). Leanne has been very helpful and super patient to guide us throughout the listing process from start to finish and evaluation of potential tenants. Leanne will go above and beyond our expectations to match what we looked for in our tenants. Leanne is very professional, concise, knowledgeable and offered a number of suggestions without leaving us in grey or dark. She suggested we use the feature listing which was very efficient with a very good price. Leanne always responds to our emails promptly. LivRent we found is a very thorough ONE STOP PLATFORM starting from the proper application, evaluating potential tenants (Identity verification, Trust Score, Credit Check, Trustworthiness, Income to rent Ratio & Court Record Verification), and the details of Tenancy Agreement with Addendums. Electronic signing is very helpful. We are really thankful to work with Leanne, very outstanding customer service and appreciate all her dedicated efforts. We supplied everything that was requested and received a request to resubmit a different document because verification failed. Sent three different documents in total to verify income and all were rejected. Did not hear back from agent. Waste of time. They have all her info and she doesn't have anywhere to go...

Vania Tse: I'm a first-time landlord, and decided to try this out, as I felt it might help renters feel comfortable knowing they weren't walking into a scam, and for me it was comforting to know that applicants' IDs were verified and credit checks easy as a press of a button. The fact that I couldn't show my place until 3 weeks later and now with so many people applying remotely, this app was invaluable! I ended up renting my place out within 9 days of posting (without even having to show it), and the electronic contract signing was just a critical part of the process I couldn't do without.However, a BIG part of the experience was the personal attention and guidance I got from Curtis, who did a whole hour Zoom walk-through with me, answered questions within hours if not minutes when I asked by phone or email, and even followed up on my experience unprompted to arrange another zoom call to hear all the feedback I had from using the app! I am beyond impressed with the customer service!There are definitely improvements that can still be made to create a more seamless experience, but I find the core functionality of this platform absolutely crucial to being able to find a tenant with confidence, in addition to giving me an instantly professional platform from which to operate. There is nothing else out there like this, and with this kind of reach in Vancouver, and I really look forward to some of the new functionality (like PAD payments) and improvements that are sure to come in the future!

gabbassov: I'm a landlord, and I used liv.rent for the first time. I appreciate how simple it was to manage all applications and communicate with applicants through liv.rent chat. The fact that the platform offers a pre-made tenancy contract and addendums was another thing that I liked. Overall their platform works pretty well. I think my life would be much more stressful if I just managed everything through email and phone. Their Zoom info session was beneficial and friendly. Customer service is excellent. Shout-out to Jackie and Nathalie at liv.rent.However, I also have to point out that the liv.rent mobile app is rather slow, and I hope they will improve it at some point. As of now, it is barely usable. The platform also features a tenant score ranking system. The score computation rules were not very clear, and I feel like more explanations needed to be included regarding the scoring logic and criteria.Although there are minor issues, I still give the platform five starts.

Any questions or concerns that I had, she was always just a quick text or phone call away, and any maintenance requests were dealt with in a very timely manner. The exterior of the building as well as the lobby and common spaces were recently renovated as well.I lived here for the past year and a half and have never experienced any issues that many other buildings in the West End face (No break-ins, NO bedbugs, etc)

The kitchens and bathrooms have been recently renovated. All common areas are being renovated. For those who want to stay fit or build muscles, the building has a very spacious gym equipped with treadmills but basic bodybuilding equipment. The building manager is very welcoming and can be easily reached.

Jennifer Dott: My husband and I were living in Europe before we moved into Northwoods Village Apartments. Lyndee got onto facetime with us no problem and did a showing of the apartment. Honestly, we could not have done this move so seamlessly without her help and great management. It was a perfect spot for us for almost two years. The only reason of moving out was the fact that we needed a bigger space for our son. Lyndee and Mik are awesome and so professional. Whenever there was any issue they were so fast to reply and deal with anything. Loved our time here and will miss living there!

NorthWoods is beautiful, there is a great vibe in the building, it's a great location, so many people with dogs, the apartment was beautiful, top notch appliances, beautiful kitchen and bathrooms. If I ever needed anything the team was super quick to fix it and super professional. I was so impressed with the service that when I had to move to find a bigger place I stayed with QuadReal. Renting from an established company is so much better than renting from individuals.

We moved blind with work to Canada and housing is such an important thing to feel settled, the experience could not have better. From day one Lyndee and Mick got us set up, they were always there to help out and answer our questions! Love living here, the building is great but the management is what makes it a dream, you are truly and asset to your company! Sara H: I just moved into this building from Ontario and I love how clean it is. The units have new full size appliances (ones you would only find in newer condos in Toronto), the building and hallways are super clean and quiet and they are pet friendly which is a huge plus! Last but absolutely not least the property managers Lyndee and her husband are absolute angels. They not only walked me through every step of the way from viewing the apartment virtually to providing all the necessary information before the move but also went above and beyond and met with me late at night to give me the keys to my apartment when my flight landed late at night with delays. Lyndee walked me through everything I needed to know about the apartment and just set me up for success and made me feel welcome. I already love this building and highly recommend it to anyone looking for a clean, well managed apartment.

Chantal Mazerall: This was by far one of the best places I have rented. The building is very secure, clean and modern. There is a lot of natural light that comes in and the view is spectacular, and if you think that's great they also accept dogs and cats (which I find challenging when looking for rentals). To top off the experience the property managers Lyndee and Mik are extremely kind and easy going people which made the place and experience that much better!

Most notable however were the building managers. They were always around being so helpful and easy to talk to. Only reason we moved out was life circumstances. Otherwise would’ve stayed! Shauna Root: I lived at Northwoods Village from the day it opened and stayed for 5+ years. I absolutely loved the suite! The kitchen is amazing, a great space for entertaining with lots of storage. Most friends that visited me thought I owned the suite, as it doesn't have the lower end finishes you often find in rental buildings. I was a bit concerned about the noise between floors and suites before moving in, but the construction was so well done that you never had to worry about the neighbour's music or TV being too loud. The fact that the building is pet friendly was like the cherry on top!

Super professional and fun.We had a great south facing unit with lots of light and the location is ideal with almost everything you need all in the adjacent buildings. There are excellent trails and places to take a stroll nearby and being so close to the bridge was helpful too. If we were still in the rental market, there’s no way we would have left.Highly recommend!

Whitney Lawrie: I could not more highly recommend a place to live! It truly felt like home, and the property managers, Mik & Lyndee, are incredible. They were so helpful, responsive, and friendly and you can tell they take pride in the apartments and in what they do. The apartments themselves are beautiful - they feel and look brand new. When we moved in to a lived-in apt, there was not a single flaw and everything worked perfectly. It was spotless, clean, and newly painted (which they have done upon every move-out/in). The area is so convenient with everything you need right below you in the village. Maplewood park is right behind you which is a great place to take your kids and/or dogs, and the river is a great spot to hang out. Wild-eye & Deep Cove breweries are a quick walking distance away and Lolo is about a 6 minute drive. I can't say enough great things about Northwoods Village! Thank you Mik & Lyndee again for taking such good care of us and the place. We already miss it!!

Close to amenities, Stong's market is literally right next door and the Seymour river is a 5 minute walk away. Our unit was on the South side of the building facing Dollarton which is quite busy but the sound insulation is so good that the road noise was barely audible when doors and windows were closed!

Both condos are in Yaletown, very nice location, everything is close by – stores, restaurants, the seawall. Property Manager is very helpful and very responsive whenever you text or call him.

Martin Milenovský: Me and my wife lived in the unit 2106 for a year. The place was small but cozy. Ideal for a single person or a couple that does not need much space. The place is very light and the balcony offers nice city views. The unit has decent storage space and has a den which is perfect for work from home. The building amenities are amazing with spacious gym, large and well equipped common room, movie room, large pool, hot tub, sauna and steam room. Property managed was always very kind, helpful and responsive.

Anna Krymskaia: The apartments we lived in were really the best in my life. Spacious, light, with huge windows from ceiling to floor, and a tremendous view on downtown Vancouver and the mountains nearby. We had a 2 bedroom + 2 bathroom + flex apartments. More than that we had an unbelievably big and beautiful terrace where we had rest after working days with a glass of wine and sometimes threw parties with friends. I am very thankful to all Quadreal staff for their support and quick response to every little question we had. When I had a problem with my dishwasher it was repaired the same day!!! We also rented a parking slot, a bicycle room and a parking lot. It was not that expensive but very convenient. I’m really sorry we have to move out of these apartments, but our time in Canada goes to an end as we are moving to US. If we stayed longer in Vancouver I would definitely keep these apartments.

Dulce Ramirez: Metrotown area is a very well known place because how huge it is with the mall but also so many places around here. For example, there's a Walmart, a couple of restaurants around, some walk in clinics, food stores and the sports complex which is known as Bonsor recreation complex.Another very significant point of metrotown is the business area which is called the "metro towers", that are 3 buildings with around 50-60 stories each and you can find here services mainly from law firms and migration stuff as well.This last area is in front of the skytrain and a nice spot for taking pictures. During the summer, a good thing to do is going to sit at the food area from outside the mall, eat some chipotle food and walk around the metro towers. The green area where the fountain is, is a good spot just to sit over, relax, it might not be much for some but you definitely can get some good photos from around and behind, close to the bonsor recreation complex.And next to this last one, there's a spot for skaters and a soccer field surrounded by apartment buildings. In case you want to do some exercise, you are going to enjoy it too.

Special shoutout to the maintenance extraordinaire, Dragan, and the entire Quadreal team for making the building a peaceful, positive, quiet, clean, and welcoming place to live. As a property manager myself (completely unaffiliated with Quadreal, I might add), I can confidently say that this is one of the best purpose-built rentals you’ll find. 10/10.

I'm giving 3 stars due to a woman called Ivanka.All people from management team is polite, nice and gentle except this Ivanka. I don't know if there's anyone from leadership team related to her, and I won't be surprise if that is true, since Ivanka is so unprofessional but still stuck here for a lot of years, clearly those guys allowing and agreeing with her to treat tenants like her prisoners.Ivanka is very emotional, not flexible, hard to communicate, shows no respect to people and prefers to judging everyone, plus she take all common utilities and rooms as her own treasure instead of tenants resources. All my friends living in this building hate her and try not to deal with her.My company is keep hiring new people to Van, I would like to refer all of them into this building as long as I heard Ivanka is not in the office anymore.

Building managers are quick and responsive and maintenance issues are usually addressed within minutes.The only downsides are associated with typical downtown living - the neighborhood can be noisy, and the cost-to-space ratio isn't for everyone. That said, it's still the perfect location if you're looking for somewhere that's high-energy and incredibly convenient.The only reason we're moving away is that we need a much bigger space for our new baby, otherwise we would happily stay longer. Highly recommended Metropolitan Towers as a great rental option.

Sheila Matano: I've been living at Metropolitan Towers since 2018. I would have stayed but unfortunately have to move to another province. My experience has been wonderful staying here. From my initial contact with the Teams at the leasing and management offices, the customer service has been excellent. They have gone above and beyond for me, and I couldn't have asked for more. I have never had an issue here where I wasn't heard; any problems in my apartment have been dealt with almost immediately. They are that fast! Just yesterday, I had an issue with a beeping smoke detector and a problem with the microwave handle, I put in the request at 8am, and it was fixed by 10am.We know that downtown has been a bit of a mess during the pandemic, but I've never felt in danger living here. Although there have been some break-ins in the building, I feel pretty safe as a single woman living in this building. The security guards are great folks and have looked out for me, especially when it's late. They do their best.There are many pros. My apartment is relatively large compared to other buildings in this price range, and there's a Starbucks and grocery store downstairs. The amenities in the building are also excellent; the gym is pretty decent, there's a lovely cinema, social lounge, and study. Honestly, we've been in a pandemic for the last couple of years, and this Team has done the best they can. And I have genuinely loved living here.

Angel Wong: Rented in this apartment building for one year. When moving out, a room inspection was required. I was charged 400 dollars for dusty blinds that had been wiped down one week prior. Was gaslit during the situation. Was told that if I argued with the charge, the inspector threatened to do a more “thorough” inspection and was sure she would find other things to charge me on. She told me that she was already being nice about the whole situation.

Carson Leung: The elevators here are very fast which is really cool. Expensive Fazioli piano in lobby will rack up strata fees for no reason. Some units 500 sqft are HILARIOUSLY small. I don’t understand how they even thought people would enjoy living in those spaces. It can’t be good for mental health. Maybe they need a psychiatrist to green light their building plans? The interesting exterior will also make it very expensive to clean, thus expensive to own.We had the privilege to see one of their units with 180 degree views from one end of False Creek to the end of English Bay. Magnificent.

Cindy Leung: Best location for condo living. Lively safe neighborhood to buy grocery, eat out, or take a walk. There is nothing like this in Vancouver. There are reviews/complaint about food delivery not going up their unit. It is for safety and security reasons of residents. I hope people can at least be reasonable and burn a few calories to take the elevator and pick up their food! Some units were completed in the beginning of Covid so Strata has been very helpful to resolve the deficiencies. Things could be delayed (just like anything else you order now) but it is getting done.

Dillon Sharan: The good:-Architecturally stunning-Pool and hot tub are great amenities-Nice gym and House Concepts has great pay-per-use classes-Grocery store and London Drugs are right below the building-Stunning kitchens with top-of-the-line appliances-Fastest elevators in Canada, which means you're never waiting long for, or inside, an elevator-Common-area doors all open automatically and they maintain the cleanest garbage room I've ever seen-Residential building is LEED Gold-certified, which means it's environmentally friendly (low monthly hydro bills), but this impacts livability (see below)The bad:-Building doesn't have air conditioning. It has "air cooling", which means the units stay at ~24.5 degrees celsius during the warm summer months. Livable but not comfortable.-Water pressure is very low in the kitchen sink, bathroom sink, and shower.-Food/grocery/mail delivery personnel are not allowed up to individual units, which means you have to meet your Uber Eats in the lobby.-Unlike other developers, Westbank includes patio space in their total square footage for each unit, so your unit may be smaller than you expect. Be extra careful when renting/buying.

It is a one stop shop and sufficiently distanced from busy Granville street. Close access to Granville Osland and would love to go back again..

Fabio Pereira: I have lived in The Lonsdale for over two years, and it is a great place to live, very calm, and I never had any problem with neighbors. The building is spotlessly clean and pretty new. The staff (Alexandra, Diogo, and Murilo) is very polite and handy. The neighborhood is fantastic, and I have easy access to everything I need, and it takes just 15 minutes by walking to get to the seabus. There is a good gym on the rooftop, from where we can have a gorgeous view of Vancouver and the mountains.

After a few days, we decided to make this building our definitive home and chose an unfurnished unit to settle in.We would like to also thank Alexandra and Diogo for their amazing work with the unit preparation and always quick response. We are extremely picky and this was the first time we didnt have any complain to make when entering a new apartment.Being in different buildings across the city, we understand that having great facilities is not enough if their administration lacks quality. This building is super clean, well decorated (for the furnished units), and it is in an amazingly priviledged spot in the heart of North Van. This apartment has one elevator unit, runs well so far, it's locked sometimes for maintenance or when someone is moving in/out. Since this is a wood frame building, the floor is not soundproof, the walls are.

Canada Line Oakridge station is just across the building, also R4 to UBC or Joyce Station, bus no. 41 and 15.
